New Assured Shorthold Tenancies – Signed on or after 1 June 2019
Holding Deposit (per tenancy)
One week’s rent – This reserves the property.
Note: This may be withheld if any applicant (including guarantors) withdraws, fails a Right-to-Rent check, provides false or misleading information, or doesn’t sign the tenancy agreement within 15 calendar days (or an alternative deadline agreed in writing).
Security Deposit (annual rent under £50,000)
Five weeks’ rent – Held to cover damage or breach of agreement.
Security Deposit (annual rent £50,000 or more)
Six weeks’ rent – Covers any damages or defaults during the tenancy.
Unpaid Rent
Interest charged at 3% above the Bank of England base rate after 14 days of arrears, until the balance is cleared.
Lost Keys or Security Devices
Tenants are liable for the actual cost of replacement. If locks must be changed, tenants will cover locksmith charges and all key replacements. Additional labour is charged at £15/hour (incl. VAT).
Contract Variation (Tenant request)
£50 (incl. VAT) – Applies for changes such as pet permissions or name amendments.
Change of Sharer
£50 (incl. VAT) per replacement tenant, or higher if necessary to cover referencing, Right-to-Rent checks, deposit updates, and contract amendments.
Early Termination (Tenant request)
Tenants must cover the landlord’s reasonable costs for re-letting and remain responsible for rent until the start date of a new tenancy, not exceeding the remaining rent owed.
